For many first-time homebuyers, saving for a down payment can be a significant challenge, especially with the rising cost of homes. Fortunately for 1st time home buyers with limited savings, zero-down ($0 down) mortgages are available in Canada with flex down mortgages.

Down payment requirements in Canada vary depending on the home’s price. For homes costing up to $500,000, a minimum down payment of 5% is required. For properties exceeding $500,000, buyers need to pay 5% on the first $500,000 and 10% on the remainder. Homes priced at $1.5 million or more necessitate a minimum down payment of 20%. For example, with a home price of $700,000, the minimum down payment would be approximately $45,000. If the down payment is less than 20%, buyers will need to secure mortgage insurance from CMHC, Sagen, or Canada Guaranty, which adds an extra premium to the mortgage.

Several options are available for those who struggle with saving a large down payment. The Flex Down Mortgage allows buyers to borrow the down payment from sources like a line of credit or a personal loan. Insured mortgages though Sagen and Canada Guaranty are available for $0 down mortgages through the flex down program.

Additionally, there are alternative programs designed to help first-time buyers. The Home Buyers’ Plan (HBP) allows for the withdrawal of up to $60,000 from an RRSP to purchase or build a home. Another option is the First Home Savings Account (FSHA), which provides a tax-advantaged savings vehicle allowing annual contributions up to $8,000, with a lifetime limit of $40,000.

These options can ease the burden of an upfront down payment and allow home buyers to get into the housing market sooner than if they were to save up the down payment themselves. We are here to help you evaluate your financial situation and exploring all available options to help ensure a more stable path to homeownership.
